BNP Paribas REIM acquires sustainable residential asset in Vienna featuring roughly 3,100 sqm with office units

BNP Paribas Real Estate Investment Management (BNP Paribas REIM) recently acquired a residential asset with office units for one of its open-ended public real estate fund. The property is located in the new Am schönen Platz development on Laxenburgerstraße in Vienna. The asset was sold by property development partners, S+B Gruppe AG and C+P Immobilien AG. Plans specify an eight-storey building (ground floor, six upper floors and one penthouse level) featuring a total of roughly 3,100 sqm. The space will be divided into 55 apartments and 14 office units. The offices can be accessed internally from the residential space and also have a separate entrance. This set-up addresses the growing demand for remote working options that we have been experiencing since the pandemic. The property is scheduled for completion in mid-2023.

The Am schönen Platz development is situated in Vienna’s 10th district at Laxenburger Str. 151. The site boasts excellent access to public transportation and by car. The property features an underground car park as well as bicycle parking. The garden and outdoor areas were designed by renowned artist André Heller. The artist is a Vienna native who draws inspiration from his adopted home of Morocco. Heller chose to use greenhouses, Moroccan-inspired tiles, a fountain and more than 430 different varieties of plants in designing the outdoor space. The botanical design creates an inviting space surrounded by a green oasis with oriental charm. A bamboo-lined pathway leads to a Moroccan-style square, which is the central focal point of the design. Rooftop gardens, some featuring trees up to seven metres high, and vertical facade landscaping complete fairy-tale inspired concept that is typical of Heller’s work.
