BNP Paribas REIM has taken a major step forward for its HPF Europe fund (Healthcare Property Fund Europe) with the acquisition, on December 10th, 2025, of a majority stake in a landmark Italian healthcare portfolio.

Named VITA, this portfolio, valued at over €300 million, comprises 23 healthcare facilities* located in central and northern Italy. Leased to five leading operators under long-term agreements, these assets are fully aligned with BNP Paribas REIM’s investment strategy and that of its HPF Europe fund.

The VITA portfolio will be managed by BNP Paribas REIM on behalf of HPF Europe, which as of today holds a stake of 73,5%, alongside two leading French institutional investors. This partnership illustrates BNP Paribas REIM’s ability to bring together key players around significant and strategic transactions, thereby reinforcing investor confidence in its expertise.

“We are particularly proud to finalize this strategic transaction, which fully aligns with HPF Europe’s objectives: strengthening our presence in Southern Europe and consolidating the portfolio’s performance. This deal also confirms BNP Paribas REIM’s long-term conviction in the healthcare sector, considered a resilient asset class driven by strong demographic fundamentals, despite the overall slowdown in the real estate market in recent years,” explains Paul Darribère, Global Head of Healthcare and Hospitality at BNP Paribas REIM.

Building on acquisitions completed in 2025, this transaction further consolidates BNP Paribas REIM’s position as a key player in the healthcare sector, where it has been active for over 15 years.
The HPF Europe fund portfolio, launched in 2020, now includes:

  • 75 facilities across the eurozone, with a total value close to €1 billion;
  • Including 30 facilities in Italy, representing more than 3,300 beds, making it one of the country’s largest healthcare real estate platforms.

“This transaction demonstrates our ability to execute complex deals alongside major institutional investors, who can rely on our expertise in investment and asset management. Our close relationships with all stakeholders involved (co-investors, operators, banks…) were key to the success of this operation,” adds Pietro Moro, Head of Acquisition at BNP Paribas REIM.
