Real Estate for a changing world

Logistics and Industrial

BNP Paribas Real Estate Investment Management (BNP Paribas REIM) manages around €1,8B of logistics and industrial warehouses* across Europe. The sector is at the centre of a profound and rapid transformation of global supply chains by technology. E-commerce is revolutionising how products and services reach their end consumers, highlighted by the significant growth in online retailing and the disruption to traditional distribution channels.

This megatrend is increasing demand for warehousing as companies respond by developing new distribution strategies. Innovation is also changing what takes place inside these buildings, such as increased automation, robotics and driverless vehicles.

We have the expertise and research to offer guidance on how all of these factors are transforming occupiers’ use of logistics and industrial space. We also have the hands-on expertise to manage assets throughout the lifetime of an investment in this fast-growing and evolving sector.

Case Studies of Our Expertise in Logistics and Industrial Real Estate

Sourcing Innovative Logistics Centre Projects of Scale for Clients

Acting for Asian clients, we sourced two substantial e-commerce logistics warehouse projects incorporating the latest designs and supply-chain technologies. The first was a leading e-retailer fulfilment centre developed on a forward-funding basis in the Midlands of England. At the time this off-market transaction was the largest single-occupier deal for logistics centres in the UK. The second was an innovative three-floor facility in Szczecin, Poland, with 3,000 robots installed. At approximately 161,500 sq.m., the building is one of Europe’s largest e-commerce centres.

Identifying the Right Opportunities for a Core Investment Strategy

Our understanding of the supply-chain map in Europe led us to target logistics assets in the key distribution hubs of the Benelux countries, France and Germany for a new fund focused on the sector. The Eurozone Logistics Fund’s first purchase was a newly developed centre close to the border between The Netherlands and Germany’s Ruhr region. The tenant is a leading third-party logistics operator.
