BNP Paribas Real Estate Investment Management (BNP Paribas REIM) manages around €2,3B* of residential rental properties across Europe.
Europe's residential markets are a patchwork of different models shaped by each country’s unique approach to social housing and home ownership. These models are evolving constantly as social attitudes towards housing change. Our research helps us understand the longer-term megatrends of technology, urbanisation and ageing populations.
With residential becoming a fashionable sector, particularly among institutional investors, local knowledge can be of significant value in charting a course through Europe’s housing markets. BNP Paribas REIM provides this through its presence in seven countries and a team of more than 340 professionals.
Our investment strategies steer towards residential real estate in urban locations, since cities are where people find the most varied and attractive job opportunities. According to the United Nations, 74% of Europeans already live in urban areas1.
The European housing market has a variety of subsectors, ranging from student accommodation to retirement homes, to cater to specific housing needs. BNP Paribas REIM provides the specialist expertise to identify investment opportunities and the local know-how to manage these assets.
Case Study of Our Expertise in the Residential Sector
Timing the Cycle to Invest in the Dutch Residential Rental Market
We acted for a German pension fund in investing in the Dutch apartment market at a time when property prices had not fully recovered from a slide that had started in 2007. Our analysis highlighted strong market fundamentals, underpinned by growing demand for rental housing and supply curtailed during the Global Financial Crisis. We assisted the client in acquiring a portfolio of four apartment buildings in the Randstad conurbation, which encompasses the four largest cities in the Netherlands, including Amsterdam.
